Service 03
Compliance is where good affordable housing protects itself. Our experience spans both HUD programs and the Low Income Housing Tax Credit, so issues get caught and fixed long before an inspector or auditor ever sees them.
HUD compliance experience
Project based assistance and Section 8 properties carry their own rulebook, and the cost of getting it wrong is real. Our HUD compliance work covers the areas that matter most: eligibility and occupancy, annual and interim recertifications, income and rent calculations, EIV use, and inspection readiness under HUD standards.
We keep tenant files clean, keep certifications current, and keep management on top of the requirements that protect a property's funding and standing.
Eligibility, household composition, income and rent calculations, and occupancy standards under HUD program rules.
Annual and interim recertifications kept on schedule, with proper EIV use and clean supporting documentation.
Preparation for physical inspections and file reviews, so properties are ready before the inspector arrives.
LIHTC compliance, step by step
For tax credit properties, each review builds on the one before it. Start with pre approval as units lease up, move into final compliance once leases are executed, and use post review to keep your procedures sharp year over year.
Pending move in files reviewed for LIHTC eligibility so households are cleared before they sign. The first review plus two corrected resubmissions are included while we work to establish eligibility.
A comprehensive review after move in, once leases and certifications are executed. We confirm every form is complete and signed, verify nothing has expired, and update the record with unit, rent, and move in date.
An early read on initial qualifying tenants with a risk rating on each file, plus a yearly sampling to confirm strong compliance practices stay in place across your team.
What every review covers
We apply HUD and IRS guidelines, state agency requirements, and industry best practices to confirm a household qualifies and a file will hold up. Every review includes the items below.
