Service 01
We take vacant and underused buildings and turn them into quality affordable and mixed income homes, structured to work for residents, owners, and the agencies that fund them.
What we develop
Our development work focuses on affordable and mixed income housing in Pittsburgh, often starting with properties others have walked away from. We handle the full path: site acquisition, financing and structuring, design, construction oversight, and lease up.
Units are intentionally targeted at and below 30% and 50% of Area Median Income, so the homes we build reach the families who need them most. Where it fits the neighborhood, we pair housing with ground floor commercial space that brings services back to the block.
How we work
Identifying buildings and sites with potential, and shaping a plan that fits the neighborhood and the numbers.
Assembling the capital stack with public and private partners, including programs like the URA Rental Gap Program and tax credit equity.
Overseeing design and construction, then leasing up and handing off to a management and compliance team that already knows the property.
